Spring Cleaning Tips for Guest Accommodation

Spring Awakening in Your Guesthouse

After a busy winter of festive breaks, university visits, and cosy weekend escapes, your boutique guesthouse will have absorbed plenty of extra life. Durham’s damp, chilly mornings and the steady stream of guests seeking refuge from the weather mean rooms have been closed up more than usual. Spring is the perfect moment to throw open the windows, strip back the layers, and give every corner a thorough refresh. A thoughtful spring clean isn’t just about hygiene; it’s about setting a welcoming stage for the lighter, brighter months ahead. Whether you’re preparing for walkers following the River Wear, parents visiting students, or couples exploring the cobbled streets, a fresh-smelling, spotless room tells guests you care about the details.

Air Every Room Thoroughly

Before you reach for the polish, start with the air itself. Winter bookings often mean windows kept shut against the cold, trapping cooking smells, damp, and that faint stuffiness that builds up in soft furnishings. On a dry, breezy morning, open windows on opposite sides of each room to create a cross-flow. Leave doors ajar inside the guesthouse, too, so air can move through corridors and stairwells. For rooms that face a busy road or a courtyard, aim for early morning or late evening when traffic is quieter.

If the weather is stubbornly wet — as it often is in Durham in early spring — use a dehumidifier for a few hours per room. Empty and clean the water tank afterwards. You can also place bowls of bicarbonate of soda in wardrobes and cupboards to absorb lingering odours; replace them every few weeks. Ceiling fans and portable fans can help circulate air, but wipe their blades first. And don’t forget to air duvets, pillows, and mattress toppers by hanging them over a banister or a drying rack near an open window for a few hours. This simple step freshens them without a full wash.

Wash Curtains and Soft Furnishings

Curtains are the unsung heroes of a guesthouse room, and they collect dust, pollen, and cooking vapours all winter. Check the care labels before you do anything. Many boutique curtains are dry-clean only, but some cotton or linen blends can be gently machine washed on a cool cycle. If you’re unsure, vacuum them first using a brush attachment, then steam them while hanging to release wrinkles and odours. For heavy interlined curtains, a professional clean every year or two is a wise investment.

While curtains are down, wash or dry-clean cushion covers, throws, and bed valances. Rotate and vacuum mattresses on both sides, paying attention to seams and edges. Sprinkle mattresses with bicarbonate of soda, leave for an hour, then vacuum thoroughly. Wash all bedding, including mattress protectors and pillow protectors, at the highest temperature the fabric allows. Don’t forget lampshades — a quick dust with a microfibre cloth or a gentle vacuum can transform the light in a room. And if you have fabric headboards, vacuum them too.

Check the Overlooked Corners

This is where a spring clean earns its keep. Start high: dust the tops of wardrobes, picture frames, curtain rails, and light fittings. Remove light shades and wash them if they’re glass or plastic; dust fabric ones. Work down to skirting boards, door frames, and the tops of doors. Pull furniture away from walls — you’ll likely find dust bunnies, lost hair grips, and perhaps a stray sock from a winter guest.

Use a vacuum with a HEPA filter if you have one, and don’t forget these often-missed spots:

  • Behind and under radiators, where dust bakes onto the wall.
  • Inside wardrobes and drawers — wipe them out, then leave a cedar block or lavender bag.
  • Under the bed, including the bed frame and castors.
  • Remote controls, hairdryers, kettles, and tea trays — wipe with a damp cloth and mild detergent.
  • Behind the toilet and under the sink, plus the extractor fan grille.
  • Window tracks and seals, which collect grit and mildew.

For a natural refresh, mix white vinegar and water in a spray bottle for windows and mirrors. Use a microfibre cloth to buff. Test on a small area first, especially on natural stone or wood.

Refresh the Welcome for Durham’s Spring Visitors

Once the deep clean is done, think about how your guesthouse feels when a guest first steps in. Spring in Durham brings lighter evenings, blossom along the riverbanks, and a fresh wave of visitors. Replace heavy winter throws with lighter cotton or wool blankets. Swap dark cushion covers for paler, seasonal tones. Add a small vase of daffodils or tulips to the entrance hall or breakfast room — a simple, inexpensive touch that lifts the spirits.

Check your local guides and information folders. Are they up to date with spring opening times for Durham Cathedral, the Botanic Garden, or riverside walks? Even if you don’t mention specific businesses, ensure your recommendations are accurate and neatly presented. A clean, well-aired room is the foundation, but the little extras — a sprig of fresh mint on the tea tray, a folded map of the city, a note about the best time to see the bluebells — turn a stay into a memory.

Finally, set a schedule. Spring cleaning a whole guesthouse can feel overwhelming, so tackle one room per day, or one floor per week. Keep a checklist and tick off each task. Your future self — and your guests — will thank you. After the heavier demands of winter, this is your chance to reset, refresh, and welcome the new season with open windows and a warm Durham smile.
